Did you know that our subdivision is a site condo? When Tottenham was initially established, it was designated by Canton township and the state as a site condo. This means that, while we each own our homes and the land they sit on, by state law, our homeowners association has sole responsibility for maintaining the roads, detention ponds, sidewalks, and common areas. Unlike other subdivisions in our area that are not designated as site condos, our subdivision is fully ineligible for any financial assistance from the township, county, or state.
As part of a condo association, our monthly fees go towards the upkeep of these shared spaces, giving us collective responsibility for keeping our community well-maintained. Since our subdivision is aging, so are our common areas. Our roads, in particular, will need a full replacement within the next few years, which will be a significant expense— as much as $500,000.
While we will continue patching the roads to keep them in the best shape possible, we must begin collecting even more funds now to ensure we have enough saved for this major project. Building up our
reserve fund is our legal responsibility and is crucial to avoid any financial strain when the time comes for the full replacement.
Starting with the January 2025 dues, you will notice a significant increase. This change is necessary because we haven’t had any dues increase in over 20 years, and now is the time to start building the
fund we need for future projects, especially road replacement. The lack of previous increases means we need to catch up to ensure we have the resources to maintain our community properly.
At this time, the new dues starting from 2025 are expected to be $1,800, consisting of $750 for Operating Costs, $800 for the Road replacement fund and $250 for major repairs to the Detention ponds. This increase is crucial to avoid a very large one-time assessment of potentially tens of thousands of dollars per homeowner in the future.
By gradually building our reserve fund now, we can spread out the cost and better manage the financial impact on everyone in the community.

DownloadOur Tottenham Community is known for its beauty and upkeep, and by maintaining our lawns and trimming bushes, we can all help preserve the neighborhood's charm.
All trees and shrubs need be trimmed to avoid overhanging public sidewalks and pathways, maintaining a clear height of at least seven feet.
Grass in landscaped areas should be under five inches.
To help keep our streets clear and safe during heavy snow, please move vehicles off the road so the plow can cover the entire street. If cars are left in the way, they may need to be towed. When clearing your driveway and sidewalks, kindly direct the snow onto your yard rather than into the street, ensuring safe, drivable roads for everyone. Thank you for your cooperation!

We’re fortunate to enjoy a peaceful and secluded neighborhood, and maintaining this charm benefits us all. As a reminder, Canton Ordinance allows outside construction between 8 a.m. and 7 p.m., while lawn care is permitted during daylight hours.
